Landlord Fees

Set out below are our standard fees. Our services can be tailored to meet individual requirements and it is worth noting that for landlords with portfolios, or properties of a particular type or location, our fees are negotiable. A letter confirming the terms of our instruction will be provided once Agreement has been reached to instruct Complete Lettings.

All fees are shown including VAT so that, for example a fee of 12% of the monthly rent including VAT is equal to 10% plus VAT


Fully Managed

Initial arrangement and marketing fee   £180 Including VAT Arrangement fee on subsequent lets  £90 including VAT

Initial fee includes setting up account, preparation of marketing information, setting up window display, advertising on Right move and arranging and conducting viewings. Subsequent arrangement fees are less the setting up.

Monthly Management Fee  12% Including VAT of monthly rent.

Subject to a minimum monthly charge of £72 including VAT

Tenant Find Service

Advertising, finding, letting and collecting deposit & first month’s rent.

For a studio flat     £360 Including VAT

For a one bedroom property   £390 Including VAT

For a two bedroom property   £450 Including VAT

For a three bedroom property   £540 including VAT

For a four bedroom property    £630 Including VAT

For a five or more bedroom property  £840 Including VAT

This includes preparation of inventory and schedule of condition (charged to tenant) and tenants check in. Landlords can undertake their own check out. If request an independent check out can be provided: £90.00 including VAT

Tenant Find Service – Plus monthly rent collection

Charges as per Tenant Find Service plus:

Monthly Rent Collection Fee  6% Including VAT of monthly rent.


Tenant Introduction Only Service

Advertise, find, reference and introduce tenant only

Complete Lettings is a local independent Lettings Agent that specialises exclusively in lettings, tenant finds and property management. We are now in our tenth year of providing a quality service for landlords and tenants.

Complete Lettings is registered with The Deposit Protection Service (DPS) and all tenant deposits are lodged with them in the only Government authorised Custodial deposit scheme; neither Complete Lettings, nor the landlord, has access to these deposits. Tenants are able to log onto the DPS website and view the details of the deposit, update contact details and when moved out, request payment. All Inventories are undertaken by an independent company.

All tenant rents received and prior to payment to the landlord, are held in a client bank account separate from the accounts of Complete Lettings. The proprietor holds professional indemnity and public liability insurance. In compliance with the Consumer Rights Act 2015: Duty of Letting Agents to Publicise Fees etc. (Exclusion) (England) Regulations 2015: We are not a member of a client money protection scheme. We are a member of the Property Redress Scheme, Membership No. PRS001123.


Full Management Service- Details of service provided

The fee for this is 12% including VAT (equal to 10% plus VAT) per month of the gross monthly rental income for the term of the tenancy.  Additionally at the start of the tenancy there is a an letting arrangement fee of £180 including VAT (reduced to £90 including VAT for subsequent re-letting).The services charged are as follows:

Monthly management fee:

Rental collection taken on a monthly basis

Monies collected from tenant and credited to Landlords account

Detailed itemised statements

Periodic property inspections, reporting as required

Arrange for Gas safety maintenance and inspections

Arranging any necessary repairs or maintenance (re-charged at cost)

Paying regular outgoings from rental payments, as required

Arranging renewal of tenancy agreement as necessary

Advise on local market trends

Advise on rental increases and serve relevant notices

Arranging buildings and contents insurance on behalf of landlords

Tenant Find Service- Details of service provided

A tenant find service and our fees start from £360 including VAT for a studio type property. This covers preparation of letting particulars, all advertising costs, accompanied viewings, and any other work as required prior to letting including the preparation and service of an Assured Shorthold Tenancy agreement (cost charged to tenant) and all relevant notices prior to commencement of the tenancy. This also includes preparation of an independent Inventory and Schedule of condition and checking-in of tenant.

Tenant Introduction Only Service – Details of service provided

A tenant introduction only service  at  £180 including VAT. This covers preparation of letting particulars, all advertising costs, accompanied viewings, and any other work as required prior to letting, including the referencing of the prospective tenant (cost covered by the tenant(s)) All other work in preparing the tenancy is undertaken by the landlord. The tenants contact details will be forwarded on receipt of the introduction only fee.
